Pune’s Unmatched Growth in Real Estate
Pune’s real estate market has witnessed an unprecedented boom, making it India’s top-performing city for housing sales. In 2024, the city led the country with 90,000 housing units sold, generating ₹65,000 crores in sales value. This reflects an astonishing 116% growth since 2019, positioning Pune as the preferred destination for homebuyers and investors alike.
According to the Maharashtra government’s Department of Registrations and Stamps, Pune recorded a 46% year-on-year (YoY) increase in property registrations in January 2024. The number of registered properties surged to 17,700 units from 12,166 in January 2023. Stamp duty in Pune also rose significantly, reaching ₹589 crores from ₹441 crores in the same period.
Affordability and Buyer Trends
One of Pune’s biggest strengths is its affordability. Despite rising property prices in Pune, the city remains far more accessible compared to metros like Mumbai, Bengaluru, or Hyderabad. The average home price in Pune stands at ₹73 lakh, much lower than Bengaluru’s ₹1.35 crore or Hyderabad’s ₹1.75 crore.
Homebuyers aged 30-45 years dominate the market, making up 54% of buyers. Apartments sized between 500-800 sq ft are the most preferred, capturing 41% of transactions. Interestingly, demand for luxury apartments in Pune priced above ₹1 crore has increased fivefold in the last five years, reflecting a shift toward premium housing.
Surge in Property Prices and New Launches
Pune’s real estate investment landscape has become more attractive as housing prices have risen by 11% over the past year. Areas like Hinjewadi and Wakad have witnessed a 4% increase, followed by Kharadi, Kothrud, and Undri at 3%. The average price per sq ft has jumped from ₹5,208 in June 2022 to ₹5,782 in June 2023.
New launches in Pune surged 22% YoY in H1 2023, reaching 21,234 new units. However, in 2024, project launches have slowed due to approval delays and land acquisition challenges, reducing new housing supply by 25%.
The Rise of Redevelopment Projects
With limited land availability, redevelopment projects are gaining momentum in Pune. Older societies and buildings are being replaced with modern residential towers featuring smart homes, green spaces, and world-class amenities. Developers are increasingly focusing on mixed-use projects that blend residential, commercial, and retail spaces for a holistic urban experience.
Luxury Housing on the Rise
Pune’s luxury apartments market is experiencing an unprecedented surge. The city saw 825 high-end properties sold in 2024, up from 400 units in 2023. Despite strong demand, only 295 new luxury units were launched, highlighting the scarcity of premium supply. Areas like Koregaon Park, Kalyani Nagar, and Hinjawadi are emerging as luxury hotspots.

Pune’s real estate growth is being shaped by technology, innovation, and ethical governance. Top builders in Pune are increasingly embracing sustainable building practices, AI-driven analytics, virtual property tours, and blockchain for transparency. The introduction of Quarterly Progress Reports (QPRs) on MahaRERA has enhanced developer accountability, with 62% of projects now compliant, up from just 0.02% in January 2023.
